McDonald’s plans to commit about $8.5 billion through 2036 to help franchisees upgrade restaurants and improve productivity across its global network of more than 46,000 locations.
The company unveiled the investment Wednesday as part of its updated NEXT growth strategy. About $5 billion is expected to be provided through 2030, primarily through rent relief and capital support. McDonald’s also anticipates baseline capital spending of about $3 billion annually from 2027 through 2030 and cumulative capital-partnering support of $1.5 billion to $2 billion to accelerate the program.
Planned changes include the broad deployment of ArchIQ, a generative AI-enabled operating system intended to improve restaurant operations, including drive-thru service. McDonald’s estimates that its Restaurant NEXT investments could generate about $100,000 in additional annual cash flow for an average U.S. restaurant, with a four-year payback period for franchisees after company support.
The strategy combines continued restaurant openings with efforts to produce more growth from existing locations. McDonald’s expects new units to contribute nearly 2.5% to systemwide sales growth in 2027, easing to about 2% by 2030. It is also targeting gains in chicken and beverage market share while maintaining its position in beef.
Shares fell as much as 6.5% intraday Wednesday. CEO Chris Kempczinski said the company expects industry traffic in its wholly owned markets to remain flat while inflation stays elevated.
