Shabbash Khan, a 35-year-old performance director at a digital media agency, says he has built a UAE property portfolio valued at about Dh25 million and plans to retire before turning 40. His eight properties include five in Dubai, two in Abu Dhabi and one in Sharjah, while his net worth is close to Dh10 million, according to The National.
For nine years, Khan rented the home where he lived rather than occupying one of his properties, reinvesting rental income and using accumulated equity to expand his holdings. He moved into one of his own homes for the first time last month.
Khan said he began investing his savings in UAE real estate within two years of arriving in Dubai, attracted by rental yields he estimated at 6% to 8%, compared with 2% to 3% in India. He funded his first Dh1 million through salary savings, a personal loan and other income, and said subsequent gains came more quickly as the portfolio grew.
He has remained in the same line of employment and attributed most of his wealth growth to property rather than salary increases. Khan said his financial goal is to gain control over his time and spend more of it with his family.
